This means that if an apartment building consisting of a block of four units of 3 bedroom flat is listed for sale, the home owner is looking for a buyer who will buy the entire building.

The same goes for a home owner who has an apartment building he wishes to sell comprising of a block of six flats, each 3 bedroom.

In general, the practice in mainland Lagos is to sell the entire apartment building to a single buyer.

The seller needs the money and he needs it in bulk not in bits.

But apartment sales in the island areas of Lagos Nigeria is different.

In Lagos Island areas like Victoria Island, Ikoyi, and Lekki 1, apartment buildings are often sold as single flats. So, the buyer can buy one single flat as opposed to building the entire building.

Perhaps the reason why this practice is common on the island and not on the mainland is because . . .

1. Apartment prices are way off the roof in Lagos Island and

2. Many apartment buildings are high rise buildings. So, looking for a single buyer for the entire building doesn't make business sense.

On the other hand, properties are a lot cheaper on the mainland. Therefore, getting a single real estate buyer to buy an entire building sounds reasonable.

Guess what.

Many home buyers in Lagos Nigeria interested in buying investment property or buying rental properties on the mainland are looking at buying entire apartment buildings.

So, it's a win-win situation.

The good news is this . . . some expensive estates in mainland Lagos are already offering the option of buying single flats to potential home buyers.

This shift in apartment buildings for sale offerings on the mainland is most likely driven by the high prices of aparments in those estates and by the recent global economic meltdown that slowed property sales for awhile in the Lagos property market.

It's entirely up to you.
