Lagos Nigeria real estate agents often talk about perfection of title. What do they mean when they use this term?

How do you define perfection of title?

"Perfection of title" means registering your title (or interest in a property) with the Lagos state government or the government of the state in Nigeria where the property you bought is located.

What happens when you process the title registration with the state government?

The government agency responsible for land matters . . . the bureau of lands . . . gives you a list of the appropriate documents you need to provide to register the landed property in your name. You also get a list of the fees applicable for each stage of the property registration process.

When you provide the documents required and pay the applicable fees, your application for registration is filed to the appropriate department of the state agency responsible for dealing with such matters. When your registration is approved, you receive a certificate of occupancy (c of o) from the state government.

The C of O bears the name of the person to whom the government has conferred the legal title of occupancy. That is, your name if you're the person who made the application or the person on whose behalf the application was made.

This process is referred to as perfection of title because it legally confers ownership of the property to you from the state government.
