As a property buyer who is new to Nigeria real estate investing, what is your first concern?

Most likely you want to secure your real estate investment. You want some assurance that the property you intend to buy is REAL, problem-free, and something that will give you peace of mind.

Believe me, this is not just a concern for first time home buyers alone. It's a concern that virtually all potential real estate investors share.

The truth is . . . money is difficult to come by. It takes a lot of hard work, dedication, and creativity to generate income. That is why people refer to their money as "hard earned" money.

So, how do first time home buyers avoid falling into the hands of fraudsters who will sell them dude or non-existent property?

It starts with the Nigeria real estate agent you decide to engage to help you secure a property.

For example, I charge a real estate mobilization fee, which is an upfront fee that clients pay to engage our services. Some real estate clients are not comfortable with this. They tend to compare this upfront fee to "advance fee fraud" perpetrated by heartless, Godless, and dishonest individuals who want quick buck at the expense of their reputation.

I have a good reputation and I am determine to protect it. For me, it's honesty or nothing.

Unfortunately, people don't realize that it cost money to engage the services of an honest realtor. A dishonest person may charge you little or nothing at the beginning in order to entice you to do business with him because he knows he's going to make even more money from cheating you somewhere down the road.

My advice?

Use an honest realtor or Nigeria real estate consultant who will help you secure your real estate investment even if the realtor charges a consulting or mobilization fee to take you on as his client.

"Cheap" can be dangerous!

While we are on the question of cheap property, let me quickly mention this.

Be wary of extremely cheap property.

Here's the thing.

Properties for sale in different parts of Lagos Nigeria have a range of prices. When you find a property for sale whose price is far far lower than the going market price for that kind of property in that area, you need to do due diligence before you buy.

First time home buyers want to buy as cheap as possible so they can reap a high return on their real estate investment as quickly as possible.

It's wonderful to buy a cheap property. And that's what the potential real estate investor desires whether a beginner investor or a seasoned investor.

However, if the property is extremely cheap, it could be that the person selling is not the real owner. The person selling may be a relative or friend of the owner who have access to the property documents. And since this person wants to secretly sell the property and cash out, he will put it in the market at dead give-away price.

So, if you're the kind of person who is passionate about buying cheap stuff in a hurry, you may fall cheaply for this kind of fraud scheme and lose your hard-earned money.

My Advice?

Don't be in a hurry to buy any property. Do due diligence before you buy.

One more advice.

After you have done due diligence and found that the title is clean, don't delay payment unnecessarily. If you do, you could miss an opportunity to buy into a lovely real estate investment. As they say, "delay is deadly".
