Apartments For Sale In Island Areas of Lagos
A common feature of apartment for sale buildings in Island areas of Lagos is the fact that most are serviced apartment buildings.
For example, Ikoyi Lagos Nigeria boast of hundreds of luxury apartment buildings (or luxury homes) that offer services ranging from standby generator to . . .
. . . and more. Since these apartment for sale buildings are highly priced, they are often sold as single units so home buyers can easily purchase them. Consequently, an apartment building with ten flats may be owned by upto ten different people, each person owning just one flat. The same goes for Victoria Island and Lekki areas of Lagos Island. A good example of serviced high rise apartment buildings with flats for sale is the 1004 apartment building complex in Victoria Island near the Civic centre and the law school. The 1004 apartment building complex consist of several high rise apartment buildings owned by different home owners. In fact, the apartment building complex is so big that it's a community of its own. Guess what. The pricing is such that only medium to high income earners can rent or buy the apartments. |
Another good example of apartment buildings with class is the Ocean Parade Towers in Banana Island Ikoyi Lagos Nigeria.
This apartment building has phase 1 and phase 2 built side by side.
Phase 2 consist of three high rise buildings that is 8 floors high, each crowned with a beautiful penthouse.
Facilities provided include:

Every good service comes at a cost.
Therefore the Ocean Parade Towers is appropriately priced.
As at the time of this writing, a three bedroom flat in Ocean Parade Towers in Banana Island Ikoyi rents for $85,000 USD per annum and sells for 200 million Naira (about $1.34 million USD).
Do you have to live in Ocean Parade Towers or the expensive Banana Island for that matter?
Of course, not.
For example, a three bedroom flat in 1004 apartment building complex rents for 2.5 million Naira (about $17,000 USD) and sells for 45 million Naira (about $300,000 USD).
The payback period for the Ocean Parade Towers is 16 years while that for the 1004 flat is 18 years.
I must say this . . . the Ocean Parade Towers has a great view of the Ocean.
Some parts of 1004 apartment building complex have a good view of the ocean but not all. And the higher you go, the better the view.
If you were to choose between both apartments for sale, which will you choose?
If you love to see the ocean every waking day (and your budget is right), the Ocean Parade Towers is a good buy. But if you cannot afford $1.34 million USD for the Ocean parade Towers flat, the 1004 flats are a good alternative.
My advice?
Follow your heart and your pocket.
